Why Invest in Property Now?

Developers need to sell properties. They want to achieve the best price possible, but ultimately, they have to sell. They need to sell to keep the wheels in motion, pay their staff, buy more sites, and build more properties.


On the other hand, Joe Bloggs, who owns a 3-bed semi-detached house worth £300,000, does not have to sell. If Joe Bloggs wants to sell his house for £300,000 but the market is stale, he might face a 5-10% discount to get a sale. In most cases, he simply won’t sell. He’ll stay put and wait for a better market to sell his house at the price he desires.


Sure, there are exceptions. Joe might have lost his job or be going through a divorce, which could push him to sell. But that’s not the norm. Most people will wait for conditions to improve if they can’t get the price they want.


This is where new build properties differ from existing ones. Developers must sell. They’re willing to negotiate. If the market is sluggish and demand is low, they’ll discount their properties to make a sale.


Economic Uncertainty

At Sacks Properties, I chat with developers and agents across the UK daily. I haven’t seen this level of discounts since 2010, following the last economic crisis.


Today’s market is different; we’re not recovering from a worldwide recession. However, confidence is low. Home buyers are nervous. Inflation is volatile, spending habits are tightening, and people are anxious about what’s around the corner.


Trust in our Government hasn’t been this low in a long time. Our Chancellor can’t even be trusted to pay her own Stamp Duty bill!


So What Does This Mean?


This is a buyer's market. There are significant discounts to be had. You might not find these discounts on Rightmove or Zoopla because developers still want to attract owner-occupiers. These buyers are often more emotionally invested and likely to pay closer to the asking price.


However, there are definitely deals to be done. Big discounts are available if you look in the right places. Not from Joe Bloggs selling his 1930s built 3-bed semi, but from private and national developers across the UK.


Should We Be Nervous?


Certainly not! The fundamentals of investing in property remain strong. We still face a huge housing crisis, and rental demand has never been stronger. Rental figures are only going to increase, albeit at a slower rate than in the past three years.


As long as we avoid over-leveraging ourselves and focus on good quality properties from reputable developers in prime locations, this is a fantastic market for investing in UK property.


How Much Discount Should We Be Looking For?


This depends on several factors: location, the developer, price point, number of units, build stage, and more. We’re seeing numerous opportunities across the UK with discounts of up to 15%. That’s a 15% discount from prices others have paid, meaning we gain immediate equity from day one.


This is incredibly exciting! As an investor myself, I see this as a chance to enhance my portfolio with carefully selected properties that will appreciate in value over the years while also generating strong rental income.
